3. Listing Accuracy and Representation
Owners are responsible for ensuring that all property information provided is truthful and current. Misrepresentation of property details, amenities, or conditions may result in the removal of the listing from our platform. 4. Property Management and Maintenance
Quality Homes Realty provides full or partial property management options. For managed units, our team handles guest communication, maintenance coordination, housekeeping, and check-in/out processes. Owners must ensure their property is safe, functional, and ready for occupancy at all times.
Maintenance issues reported by guests or tenants must be addressed promptly. For managed properties, our team will arrange necessary repairs, and costs will be communicated transparently to the owner before work proceeds.
5. Financial Management and Payments
All rental payments, deposits, and fees collected through Quality Homes Realty are processed through secure channels. After each successful booking or tenancy, owners receive their earnings promptly, less applicable management or service fees.

6. Insurance and Liability
Owners are strongly encouraged to maintain valid homeowner’s insurance covering fire, theft, and liability. While Quality Homes Realty takes all reasonable measures to protect properties and screen tenants, we are not liable for accidental damages, loss, or misuse caused by tenants or guests.
7. Compliance with Local Laws and Regulations
All properties must comply with Malaysian housing regulations, strata management by-laws, and local municipal requirements. Owners are responsible for securing necessary permits or licenses and ensuring compliance with taxation, including SST or rental income declarations where applicable.
8. Security Deposits

This deposit is used to cover damages, unpaid bills, or excessive utility usage. Refunds are processed after a final inspection, in accordance with the terms of the rental agreement.
