By confirming a booking or rental agreement, you acknowledge and agree to comply with all terms stated in this policy.

2. Check-In and Check-Out

Check-in and check-out times are clearly stated in your booking confirmation or tenancy agreement. Early check-in or late check-out may be available upon request and subject to approval. Guests are expected to return all keys, access cards, and remotes at the end of their stay.

3. Property Use and Conduct

All our properties are for residential use only. Parties, events, or commercial activities are not permitted unless explicitly authorized in writing. Guests must behave responsibly, avoid excessive noise, and respect building regulations and neighbors. Any illegal or disruptive activity will result in immediate termination of the stay without refund.

4. Property Care and Maintenance

Tenants and guests are responsible for maintaining the property in good condition throughout their stay. Please report any maintenance issues, damages, or faulty equipment immediately so that our team can arrange prompt repairs. Accidental damages should be disclosed; intentional or negligent damages may result in deductions from the security deposit or additional charges.

5. Cleaning and Housekeeping

All properties are cleaned and inspected before each guest’s arrival. Guests are expected to maintain basic cleanliness during their stay. Additional cleaning services can be arranged upon request for a fee. Before check-out, please ensure the property is left tidy, with all rubbish disposed of properly and personal belongings removed.

6. Security and Safety

For your safety, please ensure all doors and windows are securely locked when leaving the unit. Do not share access codes, keys, or entry cards with unregistered individuals. Fire exits, alarms, and safety equipment must not be tampered with under any circumstances.

7. Visitors and Occupancy

Only registered guests are permitted to stay overnight. If you wish to host visitors, please ensure they comply with building and property regulations. The total number of occupants must not exceed the number specified in your booking or lease agreement.

8. Payment and Deposits

All payments, including rent, deposits, and additional fees, must be made through official Quality Homes Realty channels. Security deposits (if applicable) are refundable after a post-stay inspection, provided there are no damages, missing items, or unpaid bills.

9. Pets

Pet policies vary depending on the property. If a unit is pet-friendly, tenants must ensure pets are well-behaved, house-trained, and do not cause damage or disturbances. Additional cleaning or pet fees may apply.

10. Utilities and Internet

Utility usage and internet access depend on the terms of your rental or booking. Some properties include utilities in the rental fee, while others are billed based on usage. Please confirm these details before move-in or booking.

11. Noise and Community Etiquette

Respect for neighbors and the surrounding community is essential. Quiet hours are typically from 10:00 PM to 8:00 AM. Avoid loud music, gatherings, or any activity that may disturb others.

12. Damage, Loss, or Theft

Guests and tenants are responsible for any damage caused to the property or furnishings during their stay. Quality Homes Realty is not responsible for lost or stolen personal belongings. We encourage all guests to store valuables securely and use any available safes.

13. Cancellations and Extensions

Cancellations are subject to the terms agreed upon in your booking or lease. For short-term stays, cancellations are typically non-refundable once confirmed. Extensions may be requested depending on property availability.

14. Emergency and Support

In the event of an emergency, contact local authorities immediately and inform our management team. Our staff and property managers are available to assist with urgent matters and ensure your safety.

15. Compliance with Laws

All guests and tenants must comply with Malaysian laws, building regulations, and condominium by-laws. Quality Homes Realty reserves the right to terminate any tenancy or booking for violations of these policies or applicable laws.

16. Right to Access

Our management or maintenance team may access the property for scheduled maintenance, inspections, or emergencies, with reasonable prior notice to the tenant or guest whenever possible.
